Tenant & Landlord Fees

At YRT Residential, we believe in doing things properly. Clear communication, no hidden surprises, and full transparency from the outset.

This page outlines all permitted fees in line with the Tenant Fees Act 2019, so you know exactly what to expect whether you’re renting or letting your property through us.


For Tenants

We keep things simple. The majority of costs involved in renting are straightforward and regulated.

Holding Deposit

To secure a property, a holding deposit equivalent to one week’s rent is required.

Once your application is successful, this amount is deducted from your first month’s rent.

Tenancy Deposit

Your security deposit is capped at:

  • 5 weeks’ rent (annual rent under £50,000)
  • 6 weeks’ rent (annual rent £50,000 or above)

Your deposit will be protected in a government-approved scheme such as:

  • Deposit Protection Service
  • MyDeposits
  • Tenancy Deposit Scheme

Rent

Rent is typically paid monthly in advance, as agreed within your tenancy agreement.

Changes to Your Tenancy

If you request a change (such as a tenant swap), a fee of up to £50 (incl. VAT) may apply, or reasonable costs if higher.

Early Termination

Should you need to leave your tenancy early, you may be responsible for the landlord’s re-letting costs and rent until a new tenancy is agreed.


For Landlords

Whether you’re an experienced investor or letting your first property, we offer a service that’s designed to maximise your return while keeping everything running smoothly.

Let Only

We handle the entire setup — from professional marketing through to securing your tenant.

Fee: 9% +VAT (10.8% incl. VAT)

Rent Collection

Ideal if you want involvement but not the admin. We’ll collect rent and keep everything on track.

Fee: 10% +VAT (12% incl. VAT)

Fully Managed

A complete, hands-off experience. We take care of everything, including:

  • Marketing & tenant sourcing
  • Rent collection
  • Maintenance management
  • Annual inspection

Fee: 14% +VAT (16.8% incl. VAT)

Additional Costs

Additional costs may include the following:

  • EPC (Energy Performance Certificate) — Circa £50 +VAT (£60 incl. VAT)
  • Gas Safety Certificate — Price varies, please request a quote.
  • Electrical Safety (EICR) — Price varies, please request a quote.
  • Inventory services — Cost can vary, we advise requesting a quote.
  • Referencing costs — £45 +VAT per tenant (£54 incl. VAT)
  • Administration fee — £250 +VAT (£300 incl. VAT)
  • Registration of tenancy deposit — £50 +VAT (£60 incl. VAT)
